Read the order and note the actual date
Not what you remember being told. The document governs, and the date in it is the one everything else has to work backwards from. If anything about it is unclear, that alone is worth a call to a lawyer.
Get a written payout figure
Ask your lender what it would take to pay the mortgage out in full today. It will be higher than the arrears alone because it includes costs. You cannot evaluate a single option without this number.
Find out what your home is worth
From someone who is not trying to buy it. Those two numbers together — payout and value — tell you whether you are protecting equity or managing a shortfall, and those lead to genuinely different plans.
Speak to a lawyer if you have not

Decide whether a sale can realistically complete
Be honest about the arithmetic. A marketed sale wants months. If the date is close, the realistic options narrow toward a fast sale, and that is worth knowing now rather than after four weeks of listing.
Keep your contact details current
With your lender, your lawyer and the court. If a surplus is produced, someone has to be able to find you to pay it. People lose money that is genuinely theirs simply by becoming unreachable.
Sort out where you will live
Unglamorous, and easy to postpone because it feels like giving up. It is not — it is the thing that stops a bad week becoming a crisis. Having somewhere to go removes the pressure that makes people sign whatever is put in front of them.
And one thing not to do
Do not sign anything under pressure this week. Every predatory offer in this business is built for exactly these seven days. The warning signs are here, and a legitimate offer will still be there tomorrow.
