Foreclosures in Alberta are heard in the Court of King's Bench. A lender cannot sell your home without going through the court, and for Cold Lake that means the Court of King's Bench judicial centre for your area.
Title work runs separately, through Alberta has two Land Titles offices, South (Calgary) and North (Edmonton), split at Township 34 just south of Innisfail. Land Titles has been slow since the counters closed to walk-ins in September 2025, with registrations reported taking around a hundred days, so build that into any plan with a deadline in it.
A little about Cold Lake
A city in northern Alberta about 300 km north-east of Edmonton. Its economy rests on three things: military spending at CFB Cold Lake, oil and gas production, and growing activity from the Athabasca oil sands projects. The population is about 15,661.
The base changes the shape of hardship here. Postings and deployments mean households move on someone else's timetable, and a transfer can collide badly with a mortgage. What actually happens
Less than people fear. Much of a foreclosure is documents rather than hearings, and an undefended claim moves through its stages without anyone standing up in a courtroom. That is also the risk — the process advances whether or not you engage, so engaging is how you keep a say in it.
