A missed payment usually brings a grace period, then a late fee, then contact from your lender. Around two payments behind that contact becomes more formal. At roughly three, many lenders move toward a demand letter and, if it goes unanswered, a Statement of Claim in the Court of King's Bench. Timing varies by lender and by your mortgage terms.

The single most useful call
Your lender. It feels counterintuitive to phone the people you owe, and it is still usually the best early move. Ask specifically about an arrears arrangement, a deferral, or an interest-only period, and get whatever is agreed in writing. Lenders are generally not looking to foreclose — the court process costs them time and money too — though they are not obliged to agree.
