A missed payment usually brings a grace period, then a late fee, then contact from your lender. Around two payments behind that contact becomes more formal. At roughly three, many lenders move toward a demand letter and, if it goes unanswered, a Statement of Claim in the Court of King's Bench. Timing varies by lender and by your mortgage terms.
The stage-by-stage version is here.
The single most useful call
Your lender. It feels counterintuitive to phone the people you owe, and it is still usually the best early move. Ask specifically about an arrears arrangement, a deferral, or an interest-only period, and get whatever is agreed in writing. Lenders are generally not looking to foreclose — the court process costs them time and money too — though they are not obliged to agree.
Why Banff households end up here
Banff has a constraint that exists almost nowhere else in Canada, and it directly affects selling a home here: Parks Canada enforces eligible-residency requirements, so not everyone who wants to buy is permitted to live here. That narrows the buyer pool in a way an ordinary valuation may not account for. If you are facing a deadline, factor it in early — a smaller pool of eligible buyers means time matters even more than usual.
Where a Banff file goes
If it reaches court, the Court of King's Bench judicial centre for your area. Title work runs through Alberta has two Land Titles offices, South (Calgary) and North (Edmonton), split at Township 34 just south of Innisfail.

What not to do
Do not stop opening the mail — the process continues regardless, and disengaging only removes your ability to steer it. And do not sign with the first buyer who approaches you; the warning signs are here.
