Unpaid property taxes are not a mortgage problem, and that is exactly why they get missed. The municipality has its own recovery process, running on its own timetable, entirely independent of anything your lender is doing.
Two ways this bites
Your municipality can act. Alberta municipalities have statutory processes for recovering unpaid taxes, and those processes can ultimately affect title. They are slower than people expect and considerably more serious than an ordinary unpaid bill.
Your lender may act. Most mortgages require you to keep property taxes current. Letting them fall behind can itself be a breach — meaning tax arrears can trigger mortgage default even where payments have been made. Some lenders pay the taxes and add the amount to your mortgage, which solves the municipal problem and increases the mortgage one.
If your taxes are inside your mortgage payment
Many mortgages collect taxes with the payment and remit them for you. If you have been missing mortgage payments, check whether the tax portion has actually been paid — do not assume. Call both your lender and the municipality and confirm, because this is a common and expensive blind spot.
What to do
Call the municipality. Tax departments frequently have payment arrangements, and they are generally easier to deal with earlier. They would rather collect over time than run a recovery process.
Ask for the exact figure, including penalties, in writing.
Check whether relief exists. Some municipalities have deferral or assistance programmes, particularly for seniors or in hardship. Ask directly rather than assuming there is nothing.
Include it in the whole picture. Tax arrears sit alongside the mortgage in determining whether there is equity here at all, and any sale has to clear them.
Do not treat it as the bill to skip
When money is short, the tax notice feels like the least urgent thing on the pile. It is one of the more serious, precisely because the consequences are slow enough to feel unreal until they are not.
