Your Mortgage Renewal Was Declined

Not an emergency yet. It is a deadline, and deadlines respond well to early action.

A declined renewal shocks people because nothing has gone wrong from their side — payments were made, nothing defaulted. The lender simply decided not to continue at the end of the term.

It happens for reasons that often have little to do with you: a lender exiting a type of lending, tightened qualification rules, a change in how your income is assessed, or a property type that no longer fits their appetite.

What it actually means

At the end of your term the balance becomes due. You are not in default and no legal process has started — but you now need somewhere for that mortgage to go, by a known date. That is a materially better position than arrears, and it is worth using well.

Your options, roughly in order of cost

Another lender. The obvious first move, and worth doing through a broker rather than one bank at a time. Brokers see lenders you will not find on a high street, including ones whose criteria differ from the lender that just declined you.

A B-lender. Higher rate, more flexible qualification. Often a genuine bridge to get you to a stronger position — provided you know what "stronger position" means and by when.

Private lending. Higher again, and usually short-term. It can work. It only works with a clear exit — the honest version of that conversation is here. If your plan is "hope it improves", that is not an exit, and private money will consume the equity you were trying to protect.

Selling. Which is not a defeat. If no reasonable lender will carry this mortgage at a payment you can sustain, the market is telling you something, and selling on your own timetable with your equity intact is a strong outcome, not a failure.

The timing trap

People spend the whole window shopping for financing, get to the last fortnight without it, and only then consider selling — at which point there is no time to sell properly. Run both tracks at once. Look for financing and get an opinion of value early. If the financing lands, you have lost nothing; if it does not, you have not burned the option that needed the most runway.

Does a declined renewal hurt my credit?
The declined renewal itself is not a missed payment. What damages credit is falling into arrears afterwards, which is why the window matters.
How long do I have?
Until the balance is due at the end of your term, which your lender can confirm in writing. Some will grant a short extension; do not assume one.
Why did they decline me when I never missed a payment?
Frequently for reasons unrelated to your conduct — a lender leaving a segment, changed qualification rules, or a property type that no longer fits their criteria.
