Like any registered claim, it affects two things: what you would actually net from a sale, and whether clean title can pass without dealing with it.
Under a court deadline that second point bites. Resolving a lien takes time — negotiation, payment, or a legal process — and time is the resource you are shortest of.
Where they come from
Renovations, roofing, a basement development, a supplier who was not paid by a contractor you did pay. That last one catches people out: a lien can arise from a payment failure further down the chain even where you settled your own invoice in good faith.
What to do
Find out early. Pull the title. This is another reason that step is worth doing at the beginning rather than when a buyer's lawyer raises it.
Get advice. Builders' lien law in Alberta has its own rules and timelines, including requirements about how and when liens must be registered and pursued. Some are challengeable. This is not a do-it-yourself area.
Deal with it in the plan, not at the end. Whether it gets paid from proceeds, negotiated down, or contested, it needs to be in the arithmetic from the start.

You may have grounds — over the amount, the quality of work, or whether it was properly registered. That is worth raising with a lawyer promptly, because the practical question is whether it can be resolved within your timeline, not only whether you would win eventually.
